Straight answers

How is this not just a discount brokerage?+

Your listing is serviced by a named, licensed REALTOR® at their brokerage of record, the same regulated relationship as any listing. What's different is the split of labour: you coordinate showings (the time-consuming part), and your agent owns pricing, negotiation, conditions, and closing paperwork (the parts that are expensive to get wrong). The flat fee replaces the listing-side commission.

Who does showings and open houses?+

You coordinate showings; you don't host them. Buyers' agents request times through Touchbase, BC's standard showing-request system, and you confirm directly. Every buyer walks through with their own licensed agent - strangers never come through unaccompanied. Run the 20-minute reset from the prep guide, then head out; if you'd rather stay, greet them at the door and step back. There are no agent-hosted open houses on either plan. Your agent installs a brokerage lockbox at setup and removes it before completion.

Am I still paying a buyer's agent commission?+

Yes. The flat fee replaces the listing-side commission only. You choose the buyer-side commission you offer (the calculator above uses the market average), and it comes out of your proceeds at completion, same as any listing.

What's not included?+

No agent-hosted showings or open houses. No always-on, drop-everything availability. No bespoke marketing campaigns. If you want a full-service listing, a traditional agent is the right buy; this is for sellers who'll trade coordinating showings for keeping the listing-side commission.

What if my home doesn't sell?+

If your listing agreement ends without an accepted offer, you can relist with a refreshed CMA for MLS® posting fees only: a few hundred dollars passed through at cost, with no second platform fee. No upsells, no pressure campaigns. One thing to know: MLS® history doesn't reset. Days on market stay visible to agents either way.

Is the flat fee really all I pay?+

You pay the flat fee, plus GST, plus the buyer-side commission you choose to offer (we recommend the market average, shown in the calculator above). The fee is set out in a written fee agreement you sign with your REALTOR® before listing work begins, and it's handled through the brokerage, not this website. If you relist after an expiry, MLS® posting fees pass through at cost. That's the complete list.
